Job Description

A.The position is going to have the opportunity to participate in a wide range of real estate transactions including:
  • Mezzanine and debt structuring
  • New loan originations
  • Financial analysis and modeling
  • Market research
  • Competitive analysis
  • Development of investment committee presentations
  • Assistance in the execution of transactions
  • Drafting of memoranda for internal and external use
  • Prepare feasibility study
  • Prepare teasers to send to investors
B. The details can be described as below:

Investment

  • Prepare feasibility studies for projects in portfolio and pre-feasibility studies for projects in pipeline;
  • Responsible for the preparation of the financial modeling, business planning, development of the budgets and valuation for dealing;
  • Prepare teasers to send to investors;
  • Prepare vendor IM to seek for potential Investors;
  • Report feasibility study and investment appraisal of the projects to the Board of Management.

Deal Diligence

  • Actively involved in deal structuring and commercial negotiation with Partners: Preparing negotiating contracts
  • Provide additional insights on the target's financial projection analyses
  • Provide deal diligence financial issues and vendor DD by setting up data room, meeting to address investor concerns.
  • Take full charge of writing project teasers, investment memorandums, preparing presentation to the Board and Partners.
  • Work with internal and external parties to drive deal execution process.

Bank

  • Provide support in preparing documents for bank loans, bonds or negotiating with the bank. Tightly cooperate with the local bank during the evaluation process.
  • Originate bank loans and refinancing arrangement.

Finance

  • Run project’s cash flow, review, analyze real estate portfolio.
  • Identify and follow up potential investment deal and potential investor.

Adhoc

  • Collaborate with colleagues in various functional areas of the company to meet operational requirements of transactions.
  • Present and consult key findings to Board of Management

Job Requirement

  • Bachelor’s degree in Finance or Accounting
  • CFA or ACCA is an advantage
  • Strong communication skills
  • A demonstrated ability to write effectively
  • A desire to work in a team environment, often under pressure
  • 4+ years of experience with a real estate private equity firm, lender, owner/operator, or investment bank
